Ron Epstein

From the Bottom Up

Clients trust Ron because he’s walked in the shoes of the very people he now advises - across leasing, development, management, and investment.

Ron began the first decade of his career in the trenches as a leasing agent at Polimeni Realty, first on the property side and eventually transitioning to tenant representation. He specialized in QSR and restaurant ground lease deals; this experience laid foundation for his next chapter: commercial development.

Going Global

In 1998, Ron became Partner and Executive Vice President at Polimeni International, where he helped reposition a regional retail portfolio and led a development program in Poland, which was just emerging from communist rule.

After well over a million air miles, Ron and the international team built nearly two million square feet of shopping centers countrywide, with 300+ tenants from across Europe; navigating myriad legal systems, currencies, time zones, and languages - with two “Shopping Center of the Year” CEE Retail Awards to show for their efforts.

Consulting & Collaboration

After the crisis of ’08, Ron founded Baltic America Properties, aligning a team of independent contractors to support investors expanding into Poland, notably collaborating with French national pension fund AXA to co-sponsor a $190 million bid for an off-market retail portfolio held by London-based hedge fund Aerium.

Back to Basics

Back in the U.S., Ron is again using his experience locally. A standout effort includes co-sponsorship of an $80 million Public-Private Partnership proposal for a multifamily and structured parking facility in downtown Huntington, then joining Realty Connect in 2019 as Associate Broker to launch and grow its commercial division, RC Commercial Partners

In 2025, Ron founded Realty Wealth Property Solutions - synthesizing the many decades he has devoted to brokerage, development, management, finance, and marketing. RWPS was built for the everyday property owner like you: successful, grounded investors who deserve the kind of seasoned, strategic guidance typically available only to funds and large firms.

An exasperated golfer and chess grandmaster in waiting, Ron finds relaxation at home listening to his wife Evelyn, an accomplished classical pianist and teacher, and tending to a pond full of very demanding Koi fish.

Lou D'Ambrosio brings over 25 years of expertise in professional property management, having overseen a wide-ranging portfolio that includes downtown mixed-use, multifamily, retail centers, and office buildings. With experience managing more than 100 tenants across diverse commercial properties, Lou has built a reputation for operational excellence, fiscal discipline, and the ability to maintain high-performing assets in any market cycle.

Taking Care of Buildings Means Taking Care of People

In addition to his deep management background, Lou has over two decades of experience representing both landlords and tenants. This dual perspective allows him to see every asset from multiple angles - understanding tenant needs, what owners care most about, and how to address each of their concerns in a way that works for everyone.

Lou’s management philosophy is fair and pragmatic: Take care of the property, take care of people, and returns will take care of themselves. His hands-on style, no-nonsense communication, and long track record of satisfied clients reflect his belief that well run properties aren’t just about rentrolls, they’re about relationships.

Other Types of Management…

When the day’s work is done - which it never is - Lou trades property stories with student stories with his wife Jen, who runs a thriving day care business of her own. However, Lou will tell you that his real joy in life is managing his son’s Little League team, where he’s learned to savor the moment, focus on the kids, tune out the noise, and accept the umpire’s call.

Philip Okun

Grabbing the Bull by the Horns

Philip Okun has been a significant figure in the commercial real estate industry since 1978, when he co-founded Merrill Lynch Realty’s Commercial Division. Between 1986 and 2012, Phil was affiliated with the Polimeni Organization in Garden City, NY, growing the company through new construction and acquisitions, gaining extensive experience, finance, management, and development, as well as through navigating extensive loan workouts during the early 1990s.

President, CEO, Partner…

Among his roles at the Polimeni Organization was serving as President of Skyline Management, the property management division of the company, overseeing a team of 15 property managers responsible for a portfolio of 3 million square feet of office buildings and shopping centers located throughout the northeast.

Concurrently, as CEO of Polimeni International, Philip partnered with Ron Epstein in planning and executing Polimeni’s bold and pioneering international development program. Together, they launched management, leasing and construction offices in Warsaw and Gdynia, and organized the team that saw the development of six major shopping centers.

…Founder, Director, Chairman…

During this period - the first decade of the new millennia - Philip was a founding director of Hanover Bank, established amidst the headwinds of the 2008 financial crisis. He was instrumental in keeping the bank stable and operating during those challenging early years, helping to grow it into a publicly traded institution with a market cap of nearly 150 million dollars. Philip chairs Hanover’s Loan Committee and CRA Fair Lending Committee, as well as serving on the Compensation and Audit Committees.

…Author, Broker, Dog Walker

Phil is author of two books on real estate - Make Money on Main Street and most recently, The Back of the Napkin - available in print and digital formats. Licensed to practice real estate in New York and Florida, Phil splits his time between the two, playing competitive tennis twice a week and challenging his wife Linda’s dog to keep up with him on his daily 8-mile early morning power-walks.
